DEVELOPMENT PLAN
NO LONGER on PAUSE

URGENT ACTION NEEDED

On APRIL 22, 2026 a BYLAW AMENDMENT is being put forward for approval to allow for the building of two four story condo buildings or at 1533 Cedar Avenue which is on the banks of Brooklyn Creek and within a neighbourhood of single and two story family residences.

This site is currently zoned for GROUND LEVEL HOUSING up to, NOT exceeding 3 stories.

Proposed project with two four story buildings that is submitted to Town of Comox for approval:
https://www.comox.ca/sites/default/files/2026-04/2026-04-14%20Revised%20Drawings.pdf

Our focus is on stopping any proposed zoning amendments that asks city council to change (amend) the existing zoning to allow for development that contravenes the recently adopted Official Community Plan on February 18, 2026.

HOW THE DEVELOPER HAS RESPONDED:

This is the letter that was shared publicly by the developer when the 1533 Cedar project bylaw amendment application was paused. There has been NO PUBLIC CONSULTATION with the community about the project since the letter was published.

The developer has changed the original project plans by reducing the height of one building from five to four stories - now the plan is for TWO FOUR STORY BUILDINGS with INCREASED PAVED EXTERIOR SURFACES to accommodate the parking that was under one of the buildings in the original plan.

THIS PROJECT is in CONTRAVENTION of the RECENTLY ADOPTED OFFICIAL COMMUNITY PLAN -that was a thorough community consultation process.

1533 CEDAR IS ZONED FOR GROUND ORIENTED RESIDENTIAL HOUSING - up to a 3 story maximum in the OCP bylaw.
